This project is the transformation of a vacant, nondescript 3 storey office block into a six storey mixed use condo of retail, commercial and residential units. Located minutes away from Rosedale station, the site demanded intensification, while still maintaining a scale of intimacy. Sensitive to maintaining the neighborhood’s character, the building does not impose upon Rosedale’s largely low rise, residential fabric. The façade’s rhythmic form breaks up the block, echoing Yonge Street’s storefront typology. Originally set 20 ft back, the threshold is pulled forward, in line with adjacent storefronts, re-engaging and enlivening the pedestrian experience. The top residential storeys recede, creating a sense of privacy while establishing rooftop terraces.
